I got offered a 15 unit apartment complex for 2.7 million. It generates 22000 a month in rent and costs 6k(according to owners) in expenses. I plugged all the numbers here.
Can someone go over my numbers and make sure the deal makes sense before I go forward and inquire for more information? It looks like the property may need a new roof in a few years and the units need some renovation. It's in a very good location close to downtown. All the units are occupied and handled by a PM who charges 5%. Cashflow of 70k per year seems reasonable?

I feel like i’m going to get a lot of hate for this, but i don’t know what else to do. I’ve had my dog for only one day, a shelter dog, and he’s so very sweet. He’s a 3 year old Rhodesian Ridgeback mix, so he’s 61 pounds of energy. He isn’t potty trained, or crate trained, doesn’t know his name and doesn’t know how to walk on a leash either. I feel completely lost and stuck. He follows me everywhere, I mean seriously I cant go anywhere without him right next to me. Dog training is time consuming and expensive. We have a huge back yard and he’s been going outside sometimes, which i praise and reward him highly for. He’s a dog, so of course he’s going to have accidents and i know it’s only been one day, but i’m already so stressed. Maybe i’m just a bad person because I should have known, and it’s not his fault at all. He is very sweet, but i’ve come to realize its expensive and time consuming. I already cried myself to sleep last night because I was so frustrated. I tried to not show that frustration to him, because I know that’s horrible. We don’t have a crate yet, so he just sleeps with me. When he needs to pee or poop in the middle of the night he’ll do it in the dining room, which is fine but I don’t know what else to do. I’ve watched a ton of videos on crate training and training a new shelter dog in general, but i’m already so depressed from this. Is rehoming a bad idea? I don’t know if I can do this for months on end, so is it just better to spare him becoming attached to me? Please help me 😭 (Yes i know i’ve only had him for one day, maybe i’m just not cut out for a dog 😓)

That’s right, it’s me, Zipper do ba, here for another fantastic Collective Card Design Discussion. I have a lot on my plate this weekend, so lemme just jump right into it. Gunna go over the Counter DC too since it had its whoopsie whoops
Prior unreported Bugs: Haunt of the Mist: Wups, my version didn’t work on actions. I was on a vacationlike at the time, albeit, I was pretty certain it was tested specifically with actions. Maybe I posted the wrong version, as I flip flopped between a different one. Thanks Sevas. Hassen Enforcer: It ‘twas decided that prior engine ruling meant the oldest Lowest HP/Highest HP took DMG, so my bugfix was scrapped. Completely forgot to go back and fix it as it was still set to random, and apparently it didn’t actually hit anything. Thanks Corn. Keywords: Vigilant:
Woohoo Vigilant via cosmetic. I wanna thank Akanes for the name. This has had a basis in game already for a bit, with 4 cards properly having it, and 2 that have something like it but just slightly different enough to not justify Vigilant exactly. It’s main usage has been so you can have Actives, use them, and still attack on big boy units. I think it’ll mostly follow that design style, but it can ditto as a shorter and slightly better Agile Ambush. If Degensis gets its exhaust ally units mechanic going, I can totally see them benefitting from this keyword in particular. Otherwise, kinda strapped on how else to use this keyword, but it’ll save text space on those active designs at least. Design 4/5, Execution 5/5 - It’s in game already multiple times, certainly worth keywording
Counter DC: #12 - Bored Bookkeeper:
Imagine you’re a new player to collective (or even returning after a long while), browsing collective.gg/cards at the most recent cards, you see Counter DC, inferring that it is cards that counter other cards, or less so maybe inferring that it is a hatebear counter. You click on the tab to see what Counter cards get in and you see Bored Bookkeeper. The confusion that will bring to many delights me. Surplus has an excellent combo design here, so many different utilities. Shuffle your burn cards in, shuffle fossils in, legacy shuffle Wisdoms in. Green Men. Many cards get huge benefits from this. Also combos excellently with Haunt of the Mist. Even if you just wanna use it to increase the odds of getting multiples of a card, like say you begin with Huntress in hand for example, this card has its usage. Excellent Johnny design via Surplus who I’m sure is squealing over this card’s existence now, and probably Spike combo-ers will use it too eventually. One of my favorite Surplus designs, where was this man in Oar era. I’d run this in Oar. ;-;
Design 5/5, Execution 5/5 - That summon is gunna screw someone’s own gameplan someday and they will never get over it emotionally. Has better late game usage though so balances out.
Bugs: Sevas fixed since it came out last week. Accordingly, card tried to target a card in hand, but you cannot target a card in hand. Don’t forget to bug test, that’s an easy one.
Season 3 Week 2:
#1 - Two Fanged Snake
Two Fanged Snake teaches us an important lesson. Existence is pain. Simply by existing, passing go, and collecting $200 you normally do, you take pain. At least its $400 here. Pretty nifty design, just conceptually a card allowing you to draw 2 cards (or 3. Or 4. Or More. go off Johnsters, deliver me a deck like that.) is pretty awesome. Burning your opponent for drawing reminds me fondly of Flower Cardians in Yugioh, which is a deck you play against people you hate because you stop playing Yugioh and you play Hanafuda again, then you light your opponent on fire for real. I hope this inspires similar make your opponent draw cards and burn for it. Strength has had the resources for it in the past.
Design 5/5, Execution 5/5 - While I really like the design and art, must admit, I’m surprised this beat out Summoning for number 1 card, and a little saddened to not see it on the steam preview.
Bugs: None that I saw.
#2 - Summoning
Purple. I love the art on this one a lot, it’s beautiful to look at. I had to sit and think about this one before updooting it, because it felt very autorun as it thinned your deck and drew you a unit that was ten reduced in mana cost, and potentially even tutored one you always want. It’s not an autorun. You’re lessening units in your deck, likening that you’ll draw actions over units instead, and you have to forgo 1 drops mostly to get the full cost reduction value. You can use this in action spam to just draw the few units you do run and continue on with actions, or you can even use this in a unit heavy deck to just weed out a bunch of units so you draw your few actions. With enough deckbuilding and thinking, you can make this tutor something, which I love, as it’s not an everything tutor and requires excellent deckbuilding to achieve it. Two ways, you can go the oar route of running actions that make units to get a unit you want, or you can just ditch out on some lower costed units to make sure you’re drawing the specific ones you need. Excellent design and it’s just gorgeous.
Design 5/5, Execution 5/5 - I love tutor designs like this. They’re far more satisfying to pull off when you achieve the goal of drawing the card you want to make your gameplan work.
Bugs: “3 top units”. What is wrong with you, you savage. Top 3 units. Card claims to banish but forgets to do the actual banishing.
#3 - H.A.T.E Mech
You know what I hate? Typing a dot after each letter. Fortunately Mech boi here forgets a dot after the E. Very unsatisfying to notice that now huh. You’re welcome. We got a good Pain enabler here, which is nice, with an AOE and ATK buff attached auto included. Nothing particularly special and a pretty simple big boi design, but great and necessary stepping stones to the Pain archetype.
Design 5/5, Execution 5/5 - 3 Pain keywords ingame already, wowza it’s moving fast.
Bugs: None technically. Uses the Pain keyword blocks Corn used for the prior 2, which is a little overcomplicated, uses precondition property, and hits the owner instead of controller.
#4 - Prismawing
Avii has weird birds too. Another simple yet excellent design. Prismawing feels like a proper core set card, anyone else get that feeling? A good aggressive flying unit that nets you exp or a card depending on what is more or less useful after it is no longer useful. The entomb makes you a little scared to ping it off allowing for a riskier statline. Another banger that can find its place in an exp ramp deck or an aggro deck.
Design 5/5, Execution 5/5 - So many bangers, I wish I had more to say about them
Bugs: None that I saw.

#5 - Burst of Inspiration
2 mana draw 2. I was against the many iterations (that are all the same) of this card because it’s really just a 2 mana draw and our draw 2 is 3 mana. You might curve and draw a specific card if one of the top 2 intrigues you to play that turn/soonish, but it’s almost always a draw 2 for 2. I loved the mechanic part of it, ‘cause the idea is really cool, but unfortunately always felt just way overcurve draw for me compared to what we had, and the 2 dmg is literally not enough to be a cost. But I made a u-turn on that stance on this submission. That’s cause over my vacation, me and my pal bought Pokemon TCG cards and some league battle decks because I thought it’d be a fun and wack thing to do given most don’t play the Pokemon TCG. Lemme tell ya, what a fun card game, and they DRAW in that game. You’re cycling through so many cards each turn, it’s crazy, yet satisfying as it felt you could often search for answers to many difficult situations. This has made me a lil’ draw hungry, and now I wanna push draw effects a little more, ‘cause 3 mana is kinda pricey to me. Notably, this card is also a pain enabler, it enables pain twice and draws, so that’s gunna be a neat thing you can do with it now that we’re getting all those pain decks.
Design 5/5, Execution 4/5 - Mechanical design of drawing based on you scouring, or only banishing one of the cards and taking the other is super cool. But as I said, compared to our 3 mana draw 2, the drawback cost making this a 2 mana draw 2 isn’t enough, even though I personally welcome the push.
Bugs: None that I saw.
#6 - Marching Bomb
Entropppicccc mageeeeee. Another weird yet really cool and good design. Maybe even too good at 5 dmg. It’s 2 mana soft removal, but it’s slow a turn. It can ditto as a burn type card, or just be prime removal. It’s actually pretty much guaranteed to trade up on your opponent’s 3 drop, even 4 drop, don’t think there is one at either cost in the game that can survive, at least on curve/early curve, but you’re gunna be hurting late game when you need the immediate impact. The fact it does piercing-ish burn damage just makes it that more better. Gunne be really strong removal imo, for faster decks.
Design 5/5, Execution 5/5 - Again DMG might be too good at 5, but we’ll see. I love it, art looks really good too.
Bugs: Wrong order of operations. Controller took excess DMG first, that does matter.
#7 - Melting Fervor
Oh this made it in! We have such a wonderful week. This is a nifty little revival buff card that I think will make Huntman’s Return entirely invalidated given I think this can hit its range of values in most situations. Huntsman’s Return might be easier to run tho, so maybe not. I love everything about the actual design concept of this. Buffing a unit and then reviving based on its ATK is fantastic. However CornMeal brought up in lab that whenever a card like this is introduced into the game without some sort of cost limit, it gets broken in some sort of wacky combo. Notable things you can do with this is using Huntress, revive Kadar from the GY on turn 5. This is even if you were to remove Shapeshift entirely from working with Huntress, because Huntress’ scaling is wackadoo and can easily be at least a 12/12 on turn 4 with minimal effort. This card’s probably gunna break something unfortunately, but that’s the fun in collective.
Design 5/5, Execution 3/5 - Do Huntress Decks benefit from Kadar? Probably not needed but I imagine its still useful or can create its own separate whack combo.
Bugs: None that I saw. Notably skips a choose window if there’s nothing in the gy to revive, but if there’s just one it still goes through choose window. Ironically, if there’s nothing to revive I think it woulda skipped the choose window anyways #8 - Mr. Extinction
Sporium broke down in tears today. Oh wait, 2 days ago, whatever. I can’t even fathom how many attempts it took to get Mr. Extinction in the game. An unprecedented amount, probably compares to my own Road Manic, if not surpasses. Good for them. And another excellent card, a fling card which the game just doesn’t have at all right now I think. The first thing I want to do with this card is fling Huntress at the opponent, because I think dealing 25 dmg flat out is incredibly funny. After that thought, it’s gunna have a neat place in self sac, destroying units to deal big flat dmg to the opponent. You can even use this as a really scary finisher. I will say, I think there woulda been a little more flavor in making that unit duel the opponent, then destroying them, would have some neat trigger interactions too. I guess you can deal that dmg to another unit, but are you gunna do that? Maybe if there’s a big boi unit threatening you like Protector or something.
Design 4/5, Execution 5/5 - It’s a flinger design, and cleanly executed and I think all the numbers are right. But yea as a wrestler I can’t stop thinking of him tossing the unit at whatever so flavorwise makes me wish for dueling.
Bugs: Lots of people don’t realize that you can use Choose One Card for dealing dmg to players. I guess it’s an extra step anyways and matters so little. However, card only chose between enemies to deal damage to, yet it just says deal damage, so you should be able to choose allies too. Text crunch really hit this one, it says destroy an ally implying you can destroy yourself. It needed to save on saying unit as text space but had to spell out ATK as attack. I found that one hilarious. #9 - Emerging Mist
What do you guys see in this VQGAN art. I see a wave mustache. Hey look a Zink Zonk card that isn’t the #11 card slot. I’m really upgrading, hell yea. Obvious Mist Fist support is obvious, I love ability hijinks, and what better ability hijinks to have then merge. 1 cost units are the safest to ability hijinks as they’re very unlikely to be broken given they have so little stats to pass up. Of course, merging a 1/2 unit with a keyword for 2 mana is really strong as I stated priorly with Wax Shrine Shield, so solution is to just make you some 1/1s that are forever 1/1s. Now your highroll is double entombs and low roll is all summons. Satisfied with this card, but woulda rather seen my own Life Leech personally.
Design: Zink/Zonk - Never enters play btw for the merge, so be careful on those entrances, you’ll only get it on the return.
#10 - Forbidden Journey
Ya can’t fool me Mystic. I know the truth. Life Leech has orange border, it was supposed to be in game. You took it out for your card. You murdered an innocent for your own personal gain. I’m gunna riot. Jokes aside. so like Ratsel, or as I like to call him, Rascal is pretty cool. I dipped into the blocks early on in Mystic’s design here. It’s pretty neato, its like a proper simple AI, weighting cards value based on the current scenarios. A card that absolutely deserves to be in the game for sure just because how cool it is, like Void Storage. But it’s more useful than Void Storage. I wish he kinda just went for the 2 mana action or unit that just calculated what card was best for you at that time, I’m unsure how valuable it is as a quest, but glad to see it in the game nonetheless.
Design 5/5, Execution ?/5 - I’m gunna be honest, no idea how to evaluate the quest at this time, I’d rather be fair than give it a grade.
Bugs: I’m not even gunna touch this, wayyyy too complex, like protector of the small. Better to just wait and see it have a gameplay failure or something. Crazy to think that if this card never hit one of its choose pool options, people would probably never know. #11 - Anahem, Doomseer I’m like a hour+ into writing this, so I’m gunna be really short on this one. Card is pretty neat, nifty draw cycling that you can cheese out some value out of. I feel maybe it’s a little pushed though. Seems like guaranteed 4 mana 3/3 and 1/1 and 1/1, and the 1/1s have flying and you cycle through 2 cards, not to mention you can gain CA. Oh and I also just reread the card, it can continually make Freed Souls.
Design 5/5, Execution 4/5 - Seems a little pushed, but hits that drawing power need I was talking about earlier with Burst.
Bugs: Card is Choose Cards block, making you pick 2 to discard. This means you should move Chosen Objects as you used Choose Cards block. This card used Last Chosen Object, which moved whatever the last card you tapped to the GY. Neat, explains a different card I bugfixed long ago. ‘Tis why its important to bug test. It also didn’t take Freed Souls in play. Thanks to FrozenEarth for this one, because holy cow it makes 0 sense. You don’t wanna snag Moving Object’s To Zone nor From Zone for a Card Changes Zone trigger. That just doesn’t work. It’s This Card’s To Zone and From Zone. The reasoning is that the zone properties are properties of the trigger, which apparently “This Card’s” is referring to. Makes 0 sense, incredibly unintuitive, I don’t know how that was ever discovered initially.
#12 - Memory Lapse I swear we had this card before but I’m having a Memory lapse. *ba dum tss* Bugs: You can now run 6 Memory Lapses in decks, because there’s 2 in game now. How exciting.
Conclusion: Boy I now despise Anahem Doomseer, took like a hour to fix that one. This week was wonderful in cards it provided, I think they were all 5s and they were all wonderfully executed. I had to finish this like 45 minutes ago. RIP Life Leech.
Unplayable DC has so many submissions this week.. I feel like there’s a significant amount more compared to the DC Sevas picked. I’d predict that’s because it was voted on and the most highly voted akin to what Archetype Completionists used to do. I’m still fine with a single person picking a DC or two, I just wanted to note that difference. Didn’t get to talk about Huntress Updates this week. Oh well, outta time, catch ya all next week.

Sorry if this is the wrong place to post this, but I don't think I'm breaking any rules...
I want to know if doctors would typically use the dissolvable ones or the old fashioned sutures/staples and/or a combination of them all? I do want there to be a high risk of scarring for the character but would that be accurate if they were able to do the dissolvable stitches?
I imagine her landing on the bottle parallel to her spine and the back of her head sort of slamming the floor (I have her in a 'precautionary' neck brace post-surgery), so the glass is like all over her upper and mid-back.
